First you'll meet with me so I can determine where your current knowledge level lies. I first started Real Estate out of college as a Real Estate appraiser at LandSafe Appraisal so my first goal is to ensure you know how to properly value single family, condominiums, townhouses and investment properties. I will also go through an entire appraisal report with you over 2 sessions so you know what is contained within it and share some secrets on how to get your seller to obtain one before listing with you and how you can use it to defend you client in case the buyer's appraisal comes in low.
After you know how to value property, I will teach you how to literally qualify someone over the phone with income & debt while ensuring that you stay legal in your creation of a pre-qualification scenario for them. You'll ask questions like income, debts and determine their best situation for down payment and perfectly determine the customer's example payment. You'll also learn how much buydown (points) your client should pay depending on how long they plan to live in the property.
After you learn how to value property and complete a finance pre-qualification, I then go over how to generate your own leads, how to create your own videos, and how to build the same following that I did that regularly had over 200 people in attendance at my monthly client meetups.
Yes, in Texas and New York you have the option to sponsor under my license when you choose a mentor program to start. After 6 months when your mentorship program expires, you can keep you sponsorship with me if you choose and you can leave at any time. You'll receive 100% commission and pay just $599 per transaction at closing with no monthly fee. With sponsorship you can always reach out to me via text or telephone to answer any questions you may have.
The $400 a month plan goes for 6 months and the $200 a month plan goes for 12 months. Both will guarantee mastery of the topics I've discussed above and even more. You'll also get to choose 3 additional topics that you would like to learn more about that I will create and discuss my perspective and tips with and for you. There is no cancellation fee and you can cancel at any time if you are not happy. You can also cancel the mentor program at any time and keep sponsorship with me as well so that you have nothing to lose.
Yes, you can cancel the mentorship part (the monthly fee) at any time and retain sponsorship under the same $599 per transaction plan or you can cancel both at no cost at any time.
We aren't and you don't have to be either. We charge $200 to list any listing in the MLS (NTREIS), since most agents don't list a ton of properties we help you by not demanding that you join any MLS. You can if you find it would be more cost effective. You don't have to be a member of any MLS to show buyer's either. The state allows non members to obtain a showing code so that you can still use a lockbox and we provide step by step instructions to do so.
